So, my fiance and I cant get out of our lease for another 3 months. But, we've already found a new apartment to live in, we are moving in 2 weeks. We are going to continue to pay the current landlord his rent, for the rest of the lease term. We dont want him to charge us for a whole bunch of other things, such as cleaning(which doesnt need to be done), advertising( which is expensive), etc. So, we are going to pretend like I left my fiance and he's living in the old apartment alone. We want to leave as little as possible behind in the old apartment. Is this idea ok as long as we keep the utilities on? What kinds of things should we leave behind to make it seem as if he's living there. Also, the new apartment is right down the street, so from time to time we can check up on the vacant apartment.

If you wait till the end of the lease term to tell him, he'll have more reason to go hard on you, not less! If he finds a tenant you might even get out of paying the last months of rent -- he can't collect from two renters.

As long as you pay the rent, you can live there or not live there. The condition it is in at the end of your lease will dictate how much of your security deposit you get back. (Basically, they don't care as long as they get the rent due them according to the contract. As long as nothing illegal is being done like subletting or making drugs, or allowing others to live there that aren't on the lease.)

If you're paying the rent, the landlord couldn't care less if you live there. As a matter of fact, it's better that you don't - less wear and tear.

There is no point in trying to hide the realities from the owner -- it won't save you anything. Tell the owner that you will pay the rent due for the remainder of the lease, but that he is free to rent it out for a higher price if he can find a new tenant (or even for a lower price, and you will make up the difference), and that will take you off the hook for some rent money. You can do the walkthrough to see what needs to be fixed up or cleaned up, and tend to much of this yourself since you have time to fuss with it.

If you're paying the rent, you have a legal right to occupation of the apartment... I've never seen any laws stating that occupation (or any lease) requires you to be in the apartment for a certain amount of time, to have certain furniture, etc... you are wasting your money on possession of two apartments, move everything to the new place and plan on handing the old place over to the landlord when the lease ends.
To be ultra safe, you may want to turn off water to faucets and toilets. (turn off the main valves at the wall) Shut off gas pilot lights to water heaters and stoves. Kill electrical power... Save money that way and make sure you don't have problems because of a water leak, fire, etc...
